目前的台北房市只能用一個字來形容，就是『冷』。

現在唯一有機會成交的房子就是賣方願意降價的房子，

因為買方根本就沒有追價和創價的意願。

顏總說過，現在的市場是志玲在睡覺，如花滿街跑，最後隋棠勝出。

條件好又價錢好的房子找不到，滿街都是條件差又價錢貴的房子，

最後由條件好但價錢合理的房子成交。

現在的市場已經由賣方市場轉變成買方市場，

買方就像是盤旋高空的禿鷹，虎視眈眈的盯著賣方何時不支倒地。

以目前及未來的市場環境，賣方實在是沒有過度樂觀的理由，

然而在賣方都希望自己能成為本區最高價的貪婪心態作祟下，

大多數賣方仍然選擇催眠自己明天會更好。

買方不願意追價而賣方又不願意降價，市場結冰是天經地義。

買房子就像在買股票，

好的股票會幫你累積財富，

壞的股票會讓你血本無歸。

好股票會賺錢的前提還是要買在合理的價格，

如果你的台積電持有成本是每股200元，想賺錢難如登天。
