先說明 不動產本為門外漢

有些事想請教各位先進

假設建造上面標示

各層面 騎樓： 150㎡
積總計 其他：9500㎡

建築面積： 550㎡

基 地 騎樓：150㎡
面 積 其他：800㎡

推估土地坪效為(150+9500)/(150+800)=10.16
這樣計算適當嗎？

計算坪效時 1.地下層面積 2.突出物面積 這二者也需納入？

請先進們指點迷津
