遠雄案 學者：房市衝擊有限

（中央社記者林沂鋒台北2014年6月2日電）淡江大學產業經濟系副教授莊孟翰今天說，合宜宅僅是房市的一部分，遠雄董事長趙藤雄涉嫌行賄桃園縣副縣長葉世文標得合宜住宅，對房市的衝擊有限。

台北地方法院今天凌晨裁定涉合宜住宅案的遠雄集團董事長趙藤雄、副總魏春雄羈押禁見。趙藤雄收押是否影響遠雄營運，甚至衝擊房市是外界關注焦點。

莊孟翰認為，房市是供需的問題，不會因為單一事件影響市場的供需。

他說，如果從房市銷售結構來看，豪宅是上上階層市場，一般民眾著重新屋與二手屋的流通，合宜住宅影響的又是另一層面民眾，對房市影響有限。

至於合宜宅的存廢，莊孟翰說，合宜住宅是政府在「沒錢、沒地」的前提下，想出來的權宜之計，透過區段徵收拿到土地，再和建商合作，出售房屋給民眾。

他說，合宜住宅是「高房價下的權宜住宅」。

莊孟翰認為，只租不售的社會住宅，由於有管理的問題，比較乏人問津。未來政府應該擬定一套完整的土地政策，在合宜住宅與社會住宅之間取得平衡點。
