《傳產》林口抵費地標售脫標率64％，麗林段最搶手

【時報-台北電】新北市政府地政局23日以底價每坪25~56萬元，標售林口3期市地重劃區14筆抵費地，土地總面積合計約1240坪。開標結果吸引19封標單，共有9筆土地脫標，其中麗林段7筆全部標脫，表現最佳，而高價區域的建林段土地則僅標脫1筆，最後總標脫金額約為2.4億元，整體溢價率為13.4%。

此次標售的14筆抵費地，主要分佈在麗林段、建林段及新林段等3個區塊。所有抵費地使用分區均為住二，容積率150%。開標結果共有9筆脫標，包括麗林段7筆土地全數脫標，建林段和力行段則各有1筆，總標脫金額約為2.43億元，整體溢價率為13.4%。而除新林段的1筆由松芝建設標得，其餘8筆則全是自然人標得。

全球資產管理公司經理王維宏表示，此次揮出全壘打的麗林段，目前是林口新市鎮內價格相對較低的區域，生活機能尚未成型，推案少，目前區域行情一坪約落在27萬至30萬間，而以土地取得成本估算，未來推案預計在30~35萬之譜，貼近區域行情。(新聞來源：工商即時 方明)
