雙捷交會點房價 飆漲近15%

台北捷運松山線預計年底通車，房仲業指出，松山線沿線8個站的房價，近1年來已有5.65％∼14.47％漲幅，其中雙捷運交會點如西門、中山、松江南京等漲幅均逾1成，其中又以中山站上漲14.47％最多。

住商不動產企研室主任徐佳馨說，近1年松山線沿線周邊房價平均漲幅約1成，南京復興站與松江南京站，每坪均價70萬元，行情漲勢未停，還有1成漲幅可期待；末端南京三民站與松山站附近，因有饒河街夜市與五分埔商圈，未來也有1成5漲幅空間。

店面部分，包括中山站、南京東路站附近商圈都有知名店面成交，尤以商業大樓改建商旅蔚為風潮，如林森北路錢櫃KTV已改建為桔子商旅、南京東路2段黑橋牌大樓改建為舞衣新宿，南京東路3段錢櫃KTV則改建為闊飯店。

徐佳馨指出，近1年松山線沿線圍籬陸續拆除後，店面租金上漲2成以上，每坪租金為7000至8000元，年底通車後，店面租金後勢仍看好。
