天花板裝潢角落一塊板子有疑似滲水狀況

買了二手的大樓11樓，前屋主住了六、七年，而我們搬進來也約五、六年，過年前，家裡客廳天花板出現大的片狀掉漆現象，而書房也有類似的剥落現象。
所以我們請油漆師傅來看，他們說不像是滲水，所以我們就直接重新油漆。
過了兩三個月都沒什麼問題，結果前陣子雨連下幾天，客廳天花板原先大片剝落的那塊板子（這片板子中間有灑水器），竟然整片都變成了滲水的樣子（就是整片看起來溼掉的樣子），但原先有剝落的其他地方都沒這樣。
請問：
一、是不是真的有滲水的情況？如果有，其它原先也有剝落的地方為什麼沒有同樣情況？
二、如果真是滲水，那我們可以只拆那塊，修好滲水地方，再補起那塊裝就好嗎？還是非得全部天花板都拆？

搬個鋁梯，將頭伸到天花板上，約要伸長一尺吧，看水痕上水的流向，就知漏水源位置，這要用布在最濕處擦出一個乾橫條，再用手電筒自側面等各角度照，依反光看是否又有水，會滲流經過該處，這樣就很容易發現水的來源，再想辦法對付。
不要管以前留下的水痕，只費心檢查現在出現的水痕的出處。
